- Interview tenants and file credit reports and background checks prior to the execution of a lease agreement
- Meet the tenant and show the property
- Administer all tenant and owner concerns
- Maintain comprehensive systems of office records, books and account histories
- Maintain individual owner and tenant files, including a list of names, addresses and telephone numbers
- Prepare for execution and filing all forms, reporters and returns required by law, including rental licenses and lead registration with the Maryland Department of the Environment (MDE).
- Take necessary action to comply with federal, state, county or city requirements affecting the property
- Provide 24-hour answering service
- Hire necessary personnel for the efficient performance of management duties Compensation for such duties shall be the responsibility of management.
- Negotiate bids for and administer all service contracts for the regular maintenance and repair for the appliances, common elements and systems of the property as directed by the owner
- Assist in the planning of and supervise the implementation of capital improvements as directed by the owner
- Provide regular drive-by and walk-through inspections of the property.
