Administrative Services                                                                                                                                                                                                        

We Will

  • Provide a customized proposal outlining our scope of work, responsibility and liability
  • Administer all tenant and owner concerns
  • Provide 24-hour answering service
  • Hire necessary personnel to efficiently perform management duties. Compensation for such duties shall be the responsibility of management.
  • Negotiate bids for and administer all service contracts for the regular maintenance and repair for the appliances, common elements and systems of the property as directed by the owner.
  • Assist in the planning of and supervise the implementation of capital improvements as directed by the owner
  • Provide regular drive-by and walk-through inspections of the property

Accounting Services                                                                                                                                                                                                              

We Will

  • Collect all monthly rent and assessed fees from tenant
  • Coordinate any legal action required for the processing of and collecting of delinquent accounts
  • Disburse taxes, insurance premiums, recurring expenses for routine maintenance and operating expenses regularly and punctually
  • Provide punctual, computerized monthly statements summarizing income collected and property expenditures
  • Prepare comprehensive bi-annual and annual statements summarizing all property collections and expenditures for the period which can be used by the owner and independent accountant in the conduce of an audit.

General Services                                                                                                                                                                                                                     

We Will

  • Maintain comprehensive systems of office records, books and account histories
  • Maintain individual owner and tenant files, including a list of names, addresses and telephone numbers
  • Prepare for execution and filing all forms, reporters and returns required by law, including rental licenses and lead registration with Maryland Department of the Environment (MDE).
  • Take necessary action to comply with federal, state, county or city requirements affecting the property
  • List and advertise vacant units for occupancy utilizing the Anne Arundel County Multiple Listing Service. Tenants shall be interviewed and credit reports filed prior to the execution of a lease agreement.
